800 new houses in Malmesbury?

Filands and Wychurch fields

Gleeson already ‘control’ the Filands and Wychurch site.

Documents submitted by Gleeson to Wiltshire Council make clear they would like to build a total of 800 houses across the entire site.

Gleeson are currently preparing to present their proposals for 200 houses on two fields in the west of the site area, which is expected to take the form of an exhibition style presentation in the Town Hall.  Let’s call this Phase 1.

The pictures below show what the fields currently look like, what Gleeson's plans are, and what perhaps it could look like.

  • Proposals for later phases are even higher densities, similar to new estates in Swindon or Chippenham
  • At least 30% Social, or Affordable Housing
  • (example from West Swindon)

Are we being given realistic information ?

  • Phase 1 proposes a housing density ~ 50% higher than Reeds Farm.
  • Why does the density in the Plan look lower ?
  • Are 200 houses shown ?
  • Are the houses the right size ?
  • What about property details (driveways, fences etc.)?

Other issues

  • Malmesbury has already gained 600 new houses since 2004 (25% growth)
  • No primary school capacity
  • No new jobs
  • Traffic increase
  • Parking problems
  • Increased flood risk
  • Conservation risks
  • Irreplaceable loss of countryside
